Could be way better but currently in a dire need for an upgrade!

We booked a superior room (a bigger room) and halfway during unpacking, we realized the toilet was broken and leaking. We were quickly offered another room of the same room type on the same floor but the layout was a bit less ideal than our first one. I wish I wasn't able to compare

Both rooms smelled of smoke, wetness or both. Having an air purifier on max and opening the windows only partially helped the issue

The heater in the corridor was blasted on full. The laundry and microwave room was also way, way too hot

No clear signs from the station to point you to the hotel. You CAN access it via B1, but the entrance lacked any obvious signs. It is in an assuming office building like opening next to a bic camera B1 entrance

The room and lobby was renovated, but breakfast area was extremely shabby and dirty. Very small and inconvenient buffet area with very small options. You have to choose  main dish from several breakfast options, which was not good, all options except Japanese style one was fatty and quite poor. Location is near the station (which is good), but room was not soundproof enough and noise from trains was quite loud at night. Price for one night is quite high which is absolutely not worth it.

We were originally in room #735 but had to ask to be moved as the noise level was unbearable. There were screeching noises from the tram, revving motor bikes, blaring music from an advertising screen across the road and building works in front of the station.
Unfortunately the hotel was fully booked for our first of two nights but the staff were very good and let us moved to a different (and quiet room) for the second night.

The layout of room #735 is also awkward whereas the 2nd room worked much better.

The rooms overall feel a bit dated and basic and very surprised that they don’t have a safe.

Breakfast was not the best but ok.

Location is convenient to the station and Okayama and staff were nice.

Unfortunately, it was a very bad experience, the worst one during our trip. The rooms were dirty and smoky. The staff tried to fix the situation, thanks to them - they changed our first terrible room with a view of a dark wall to a better room, which was lighter. But it was still very dirty and smoky. And the room was not cheap at all! It's a pity that I have to write such a review.
