Excellent place to stay at an affordable price for its location offering room service daily, basic room amenities, free parking and laundry.

Rooms are fully double glazed isolating most of the noise pullution from the street, heated floors and wall heater. Its in a prime location within 5mins walking distance from the Riccarton shopping centre and 5-10min drive to River side market at the City Centre.

Not really impressed with level of maintenance. Our heater did not work  and was placed directly below curtains that hung onto heater. Linen on bed was threadbare.

Ok, we were looking for affordable accommodation  close to Chch hospital, so holiday was not a priority.

But ambiance was definitely missing. The front door was under the upper floor balcony in the corner next to the laundry. Once inside, there were only 2 small windows. Each with a close-up view of the unkempt, weedy side yard and a  broken boundary fence.

Definitely not as advertised, could hardly rate as 1 star accom, not new, in very poor state of repair.
Main door did not close unless locked.
Unlocked door to adjacent room.
When went to request missing kitchen items from reception the staff member stormed out and yelled " what do you want" .
Lots of road noise at all hours, curtains don't block the ambient light.
Multiple damaged items, hotel manual was even covered in tagging.
Owners did not even reply to our concerns.
From what we saw the following morning the cleaning involves about 5 mins per room to change linen.
Was no sign of our room having been cleaned any time recently.
Drunk undesirables( non customers) wandering onto site at all hours of the night
DO NOT RECOMMEND
INFACT AVOID THIS PLACE LIKE THE PLAGUE.

Biggest concern was proximity to a busy road (Clarence Street). This road has traffic passing all hours and the noise heard from my room was loud even with all windows and doors closed. Further investment in sound proofing would make a huge difference. Other than this the room was clean and tidy though a little worn and tired in places (eg chair upholstery thinning, shower seals/edges worn, previous damage to heater). Bed was okay, springs feeling a little old and weak but not uncomfortable. Staff were friendly and accommodating.
