I stayed at Alva Hotel by Royal for one night on 7th September, and my check-in experience was extremely disappointing for a hotel that claims to be five-star. I arrived at exactly 12pm, completely soaked from walking in the heavy rain. My shoes and socks were wet, and I was very uncomfortable. Despite clearly seeing my condition, the front desk staff showed no compassion at all. I was cold, drenched, and exhausted, yet I was told to wait another one to two hours because “this is the policy.” I ended up sitting in the lobby for about 1.5 hours before finally asking again. Only then was I given a room, but the staff’s tone and expression made me feel looked down upon, as if I was a nuisance rather than a paying guest. Frankly, I find this unacceptable for a so-called luxury hotel. Five-star hospitality is not only about the facilities—it’s about treating every guest with dignity, empathy, and respect, regardless of their appearance or situation. On that day, Alva Hotel by Royal failed badly in delivering even the most basic courtesy. This was my first time staying at this hotel, and it will also be my last.

The room is normal, not bad. The service is normal but you do not have any expectation.
The main poor factor is poor guest quality. It is very noisy and the thin wall for sound insulation. When you arrive at the

I’m currently staying at this hotel for an extended period and would like to share both the highlights and some challenges I encountered.

Pros:
The hotel is modern, well-maintained, and spotlessly clean. The staff are consistently friendly and helpful. While it’s not located in the city center, the hotel offers excellent shuttle bus options that make getting around convenient. The bed and pillows are very comfortable, and the gym and swimming pool facilities are top-notch.

Cons:
As someone staying for a few months and working during late-night hours, I was hoping to use the business centre to work and take calls without disturbing my family. Unfortunately, the business centre is more of an open co-working area located next to the lobby, making it extremely noisy due to foot traffic and guests lounging nearby.

On several nights, staff were cleaning the area using vacuum cleaners and placing cushions throughout the workspace, making it unusable. There was no prior notice or signage about the temporary closure, which caught me completely off guard during pre-scheduled online meetings. I had no choice but to stay in the room and work quietly while my family was sleeping, which was very frustrating.

I did reach out to the leasing team and front desk to see if any arrangements could be made given my long stay, but unfortunately, no solution was offered. I’m aware the hotel has an enclosed workspace reserved for certain guests, which would have solved the issue perfectly, but they refused to consider this option.

In addition, the buffet breakfast was quite good initially, with a nice variety of options. However, a few days ago, the selection was noticeably reduced without any explanation. I’m not sure if this is a temporary change, but it was quite disappointing. At the current level, the breakfast no longer feels worth the cost if you’re paying out of pocket.

Conclusion:
While I appreciated many aspects of my stay, I cannot recommend this hotel to anyone planning a long-term visit who needs a quiet workspace. Personally, I’m considering to move to another hotel, as the lack of a proper work environment is a dealbreaker for me.

I stayed at ALVA Hotel in Hong Kong recently and, while the property looks modern on the surface, the basics fell short of a five-star standard.

In my room the handheld shower was leaking along the handle, spraying water to the side. There was a brown stain on the shower floor and visible rust/corrosion around the wall-mounted dispensers (see photos). The in-room kettle also malfunctioned — it didn’t boil properly and switched off inconsistently. These are simple maintenance items that should be caught by housekeeping and QA.

Breakfast was the biggest disappointment: I saw a cockroach near the buffet area (no photo, unfortunately), which ruined the meal and raises obvious hygiene concerns.

Staff were courteous when addressed, but the issues above outweigh the design positives. I hope management takes this seriously: replace the shower hose, deep-clean the bathroom and fixtures, de-rust/replace the dispensers, fix or swap the kettle, and reinforce pest-control and daily checks in the restaurant.

Until those basics are reliably in place, I can’t recommend ALVA at this price point or as a five-star-level stay.
