Overall good. You get what you pay for. Location is great since everything was within a short drive away or walk if you prefer.  However the architectural flaws that ruin the experience is the stairs. Some parts are very steep that could cause a fall and some parts have a low ceiling which may lead to injury for taller guests. Everyone uses the elevator so it can be slow getting up and down. There is also a bar or club nearby that may keep you up all night if you're a light sleeper.

Very noisy, nightclub opposite loud from 7.30pm -3am. Pigeons cooing loudly on a rail right outside your window, they go for hours from early hours and throughout the day.
Air conditioner didn't work properly. 36° days and the room wouldn't get very cool so sweating and overheating in the room, day and night.
Shower taps were broken.
Very small room, nowhere for medium size bags to go without stepping over them.
Great position for Ben Than market.
I'm not fussy about rooms but I'll be staying elsewhere next time

Absolutely terrible hotel experience! If you value sleep, avoid this place like the plague. Every single night, from 8 PM until 3 AM, the disco across the street blasts music at an unbearable volume. It's a non-stop barrage of noise, making sleep utterly impossible.

I complained repeatedly to the reception, but their response was shockingly dismissive. They essentially shrugged it off, stating they've "paid money to the police" and therefore, there's nothing they can do. What kind of hotel prioritizes paying off authorities over the basic comfort of their guests? It's completely unacceptable.

The complete disregard for customer well-being is astounding. I wouldn't recommend this hotel to my worst enemy. Save yourself the frustration and sleepless nights; find accommodation elsewhere.

Given the mysterious brown stains on the wall, the slow elevator, the slightly poopy smell from the bathroom, and the pigeons roosting in the outside windowsill, I would give this hotel 3 stars; however, the noise is unbearable and makes it impossible to sleep, so here's 1 star.
The District K club across the street from the hotel plays bass-heavy club music from 8pm to 2am every night, and you can hear all of it from inside the hotel room. As a bonus during our stay, there was loud construction noise starting at 8am.
The only redeeming part of the hotel is it's central location near many of the popular tourist destinations in Ho Chi Minh City.
So, unless you plan to stay out until 2am anyway, or if you like to enjoy free club music from the comfort of your hotel room, I can definitely not recommend this hotel.

You pay for what you get. The hotel is right across from district K nightclub so every night the music can be heard in the rooms if you stayed in the 1 rooms on each floor. So much that the music shakes the room sometimes and it’s hard to sleep. Some rooms have ants crawling on the wall. They need to disinfect the room. We changed rooms 5 times in our stay of three nights. One room also had a cockroach and the cockroach was huge, the size of three fingers!! They do minimal cleaning meaning that rooms aren’t always dusted properly either. It is convenient where the hotel is though. Right in the heart of HCM

Also, don’t get tricked by the photos they post on booking.com. The photos don’t reflect what you get when you get your room.
